We have had a very busy couple of months with super-prime transactions across Central London and investor-led purchases in Emaar Beachfront taking up the bulk of our transactions. We will be sending some prime options across Central London next week.
We have had a VIP pre-sale invitation for our investors to access the launch of Townhouses in the heart of Meydan over-looking Downtown Dubai which is going to be designed and inspired by a well-known brand in the UAE and far beyond (they have asked me not to say on strict marketing protocol but if you have seen my other emails they also have done a residence in London which I have sent out).
Trends in real estate come and go and hit the forefront of the market in the ‘UAE’ and London has been the rise of branded residences, which have a plethora of pros and cons. We have seen fashion brands such as Elie Saab, hospitality like Six Senses and Raffles and even automotive powerhouses like Pagani and Lamborghini attach themselves to whole buildings. From the developer perspective, you immediately enter a new category of potential investors as these brands have exponential fans and followings with a vast number of them falling into the HNW bracket. If a leading brand endorses a building, this will give comprehensive endorsement to an individual investor that it would be a good option on the back of the brand willing to put their name and reputation to it. My own opinion is it has become a bit of a go-to and cheat code to guarantee the sales of a new project, we heavily sold in Anantara on the Palm (8-5 years back) and this generated lots of interest but as I told the investors at the time, I felt better finishes could be found in a lower-priced non-branded option. The facilities and being attached to the Anantara brand though invariably pulled the investor in and this became a best-seller. One thing to note is the service fees tend to soak up the cost of having the said ‘brand’ involved, always make sure the facilities fit the increase in service fees you can expect, a good example of this would be the “Address’ brand by Emaar which hold a lot of prestige in the UAE market and servicing fees are considerably more. The latest ‘Address” launch in Beachfront actually took away the cleaning and serviced aspect of the brand in the apartment to keep the costs reasonable as recent handovers in Downtown have put investors off due the extreme nature of the service fee.
The new launch in Dubai will act as a fantastic investment vehicle as well as a great place to live so if you are looking to combine the two then this will definitely be a great option. The townhouse market in Dubai is generally hit and miss, the majority fail in size with developers wanting to cram as many as possible into ill-fitting masterplans. Secondly, the location of the master plan generally sits above the E611 or just within giving investors a compromise on location but for a reasonable price.
Recent townhouse community success includes Maple in Dubai Hills Estate with a premium on the location but general feedback has been size is a slight compromise for a growing family. Townsquare conquered the sub 2 million AED market and provided a lavish lifestyle on site but the location left long journeys for the daily commuter.
Here we have a central location in Meydan, branded and then floorplans that fit family living (bedrooms 20% larger than average and living spaces 40%). There are only four-bedroom units in end and mid-design with an abundance of communal facilities making it a leading international destination to reside.
