Crown Street Manchester Investor Guide

I have sold real-estate around the world since 2014, specifically and mainly Dubai but I am a proud Brit and went on a mission to align myself with developers who I feel share the same level of ambition and vision for the United Kingdom. The first developer who really stole my attention was Renaker and here is my take on this industry-leading development. Crown Street is part of the regeneration project which also includes Greater Jackson Street and located in the powerhouse of the North, Manchester.

The first part of the development was Deansgate Square which is was part of the Great Jackson Street Development Framework, with its last major update coming from the Deloitte group in 2018. This was Renaker’s first development and was a cluster of four skyscrapers with the highest being 201 meters (South Tower).

Crown Street Manchester’s first launch was Elizabeth Tower, it was 52-floor masterpiece, with floor to ceiling windows, Penthouses and a total of 664 apartments in total with its neighbour Victoria Residence. Victoria is 21 floors tall and is on a shared podium with Elizabeth, it also has a collection of luxury apartments encompassing a well-blended mix of 1,2 and 3 bedroom units.

Elizabeth Tower has some features which help it to stand out from the crowd, it has a swimming pool on the 44th floor, which is the current highest in Europe and will be a real treasure to the residents. There is also a double floor gymnasium starting on the 44th floor and a Royal Garden which will allow residents to enjoy the panoramic views of the Manchester skyline.

The Royal Gardens can also be found in Victoria, at a slightly more modest 16th floor, but this area is going to add real value to the apartments and provide a unique selling point to proposing tenants and future re-sales. Obviously with anything Off-Plan imagination is required, but those nice summer evenings sat on your private garden with fellow residents, enjoying a nice cold drink after a day of work will be the most pleasant of times for all the people who live at Crown Street Manchester. I honestly don’t think this feature can be under-played and helps Crown Street to position itself as the leading residential development in Dubai.

In the apartments themselves, Renaker has used high-end materials to make the apartments feel luxurious and clever partitioning and built-in storage have helped to make the apartments feel more open and larger than the generously sized apartments already are. The Deansgate Square show apartment has been open for a little while now, as well as the models they have a fully decorated 1 and 2 bedroom apartment. They are designed tastefully and help investors and end-users to see how space can be maximised and how the finished apartment, really can jump out from the crowd.

The podium is shared and will offer a covered walk-way between both Elizabeth and Victoria, it has some Townhouses in the lower floors, which will be a fantastic investment for an investor looking for an alternative option to an apartment but has all of the benefits. The podium also has designated retail space which will be a true asset to residents, the nature of the retail has yet to be confirmed but residents can expect lifestyle and convenience retail to positively impact daily living.

Other facilities include co-working spaces and residents lounge, Renaker have always placed great emphasis on the community living and the interaction between its residents is at the core of what it is trying to achieve. Elizabeth Tower and Victoria Residence are designed to bring residents together, the age of its inhabitants will vary but, with city center living you can fully expect a cosmopolitan lifestyle and energy to the area which will attract visitors and draw investors and end-users to purchase here.

In November 2019 the second phase of Crown Street Manchester was announced and further details of the larger regeneration project also come to light. Two 51 storey towers, designed by renowned architect SimpsonHaugh were put forward and these are set to house further 865 apartments. Initial descriptions by Renkaer were ‘blade’ and ‘circle’ with the latter been designed in a cylindrical shape, while ‘blade’ is rectangular with curved edges. The master-plan is set to include a two-storey primary school, located just north of the residential towers as well as a public park and a multi-storey car-park with 380 spaces.

The architecture, glass-filled towers along with the amenities, master-plan and the royal gardens make this development an industry leader in every sense.
